Miramar Beach Resort in St. Pete Beach Approved for Transformation into Boutique Hotel with Rooftop Dining and New Tower

The St. Pete Beach planning and zoning board has unanimously approved a revised plan to transform the Miramar Beach Resort into a boutique hotel, complete with rooftop dining. The St. Pete Beach planning and zoning board has unanimously approved a revised plan to transform the Miramar Beach Resort into a boutique hotel, complete with rooftop dining. The updated project proposal, presented on November 18, aims to enhance the existing facility at 4200 Gulf Blvd. and introduce an eight-story tower with a rooftop restaurant.

The project, scaled back from a 2021 proposal that included 54 units, now seeks approval for 50 units. The development includes 12 units contingent on the use of the hotel room density pool. A partial site redevelopment of the current two-story resort is also part of the plan.

A key component of the renovation is the construction of a new eight-story, 76-foot tower at the rear of the property, replacing 10 existing units. This new tower will house 30 units, along with the rooftop dining and drinking area, which will feature a balcony seating space.

To accommodate the rooftop dining, a conditional use permit is required. The approval specifies that music played indoors at the restaurant will not be allowed to be amplified or piped outdoors between 10 p.m. and 7 a.m.

The boutique hotel concept will include renovations to 20 existing units, located in the northern and southern parts of the site, while maintaining the one- and two-story lodging units. The new tower will be positioned at the western part of the site, bringing the total unit count to 50, with a density of approximately 64.2 units per buildable acre. This is within the permitted limit of 70 units per acre.

The project also includes improvements to the surrounding environment. Plans highlight the addition of a southern beach access point, while the northern beach access will be removed due to building renovations. Landscaping upgrades and the preservation of existing dunes are expected to enhance the natural appeal of the site, ensuring a balance between development and environmental conservation.
